A building can be structurally sound and still be unsuitable for the service it is intended to house.

Care property is assessed twice: once as an asset, and once as the physical setting for a regulated service.

Property and built-environment professionals establish condition, fabric, value, compliance with building and planning requirements, and the technical feasibility of a scheme. What sits outside that scope is whether the premises can support safe care for the intended resident group, and whether the layout, circulation, bathing provision, staffing sightlines and building configuration will withstand regulatory examination once the service is registered and operating.

Oxara supplies that second assessment. We do not provide surveying, valuation or architectural services and we do not duplicate them. We assess the premises against the care model it is intended to deliver, against CQC registration expectations, and against the operational reality of running the service inside that building.

How instructions are handled

Each instruction begins with a conflict check and a scope discussion establishing the building, the intended service and the decision the assessment must inform. The engagement letter confirms the instruction lead, work required, deliverables, reporting format, timetable and professional boundaries. Drawings, condition reports, planning material and transaction documents are handled through the agreed document process, with findings reported to the instructing professional or client as agreed.
